Have a look at your States building association web site u should be able to get some basic plans then just play with them to suit!
or get the software and do it your self http://www.blackmtnsoft.com/ this is just an example i havent used it!
im assuming 3x2 is 3 bed 2 bth!? on a 400 block your probably looking at 2 stories if u want a yard!

Sounds like you have some plans forming in your mind... Nice areas, now I understand why there is only 400m2 to play with...
