😢😢
Please any hint on your shed dimensions as don't want to submit the plans I have to council and have them rejeted again cos they say it's too high and gunna shade my neighbours yard like last time..mind you they have plenty of big trees shading their yard ayway...

Damn,
thats a lot of repeat entries there Jenz.
My shed is only 2.4m at the walls, and will be around 3.5 centreline. My roller doors are on the side, so 2.4 is my critical measurement. How tall is the trakka at its highest?

WOW
What happened Jen???
it took Me a few seconds to realise I was reading the same thing over and over again....:P:P:P
Why do You want the roof so High???
2.4 or 2.5 Meters or 3 meters max should be high enough clearance unless You are thinking of buying a very high vehicle....
in the future...
best of luck with the council....
thats ALL You need is luck... there is no "normal" thinking in councils... even though without people like you paying your rates, there would be NO council...
cheers

my reply repeated itself and won't delete...just goes into idle if I try....but yes am feeling desperate all the same with the council...the plan is really for a rural sized shed and I'm trying to figure what size I cn take it down to....rhe slope on the leanto size will probably afect this but was wanting something that looked a bit nicer to...argh

jen... mine is 12x 9m. side walls are 2.6h and centre is 3.9h. somehow this was able to be approved in a residential area where i am, as the old shed it replaced was bigger in all aspects. but i've been told now that this height would not be approved in our local area again in residential area. the shed always looked huge, but now with the sub division and new house built next to it recently... it dont look so huge anymore. (looks about the same as the house).

Jen, contact a LOCAL draftsman. One that uses the council a lot, or a shed company. If they put the papers through they get far more through than an owner, @ least here in brissy.
I got a huge extension through by doing this when the town planners I met with wouldn't think of letting it through.
Its funny how some total monstrosities ie Mc Mansions get through and a replacement for existing car port took some wrangling ( different shire- Caboolture con-cil)
Im not sure of your local regs, in brissy 8mtrs is the height limit, boundary relaxations are required on most blocks for any sheds/extensions.
Luck.
We got 3 mtrs under the extension and a 4 mtr ceiling, a skillion roof increases available height as it has no pitch or gable to worry about

11 foot walls? If you go with a panel lift door you could bring that right down to just a few inches higher than the van. Then if you use a metal roof.... bluescopes minimum recommended pitch on those is something really stupidly low, well less than 10% from memory. All you'd need would be enough pitch to go above the elect motor. Just put the minimum amount of pitch on there that you dont think looks ugly.
And put a couple of sheets of laserlite in, no better lighting than the sun!

I'm in The City of Wanneroo in Perth. My walls are 2.4 metres and my peak is 3.2 metres. The shed is 10 x 6 metres with double sliding doors on the short end and big windows on the top half of the north side, which makes the shed very nice to be in on a sunny and cold winter's day. I could have had a taller shed of 3.6 meters but I didn't want it. My next shed will be much taller so I can install a lift. If one side of your shed faces north put big windows there to get winter sun heating.
My council said that I could have 60 square metres without having to resort to special a appeal to the council etc. and up to 75 sq m if I was prepared to do that. They lied to me. In WA the state law says that you can have up to 10% of your total land area as a separate shed. I have a 864 sq m block so I was robbed as I have 60 sq m when I could have 86 sq m.
If you want the biggest shed that you are allowed to have, check the state laws. If you are in NSW it's probably Ordinace 20. If they won't let you have what the state law says you can have, take them to the Land and Environment Court. You won't need as lawyer, if you document your request with a complete set of plans an undersatnding of the relevent section and if your approach is to politely demand that they let you have what the law allows. Councils rarely win in the L and E Court. Go get 'em.
If you want a tall shed like an American Barn tell them that you want to park a boat with a tall flying bridge, in it. If you don't have one see if you can borrow one to prove that you are telling the truth.
My shed is right beside the fence without the gutters overhanging it. I got the neighbours to sign their agreement on the plans that I submitted to the council. That means that I don't have a waste metre or so down the fence. If you have to be a couple of metres away from the fence go for 3 or 4 metres and the whole height thing might stop. Then after it's built ask for permission to put a carport in the space or build one anyway that complies with the rules. The carport will have a lilmited height and probably must not be closer than half a metre from the fence, so it won't shade the neighbours.

Taking the doors down to 2.7m and apex of roof 4m...putting the leanto end of barn to the rear fence so highest point is as far from the rear fence as I can...got the area down to 10 x 11m...hopefully it's big enough 😁
Have asked Wide Span to draw up new plans to send off to council..fingers crossed
donn ·
ur dealing with the wrong shed co. see if there is a garage world outlet in your area, they will sort it out quick smart, the other thing is that the apex height is determined by the height of wall and the roof pitch, go for a pitch around 15deg 10 deg is too flat for comfort andlooks like a factory
jenz58 ·
I may go for another company as I was asked for another $1800.00 to receive plans for the amendment which I have queried and had no reply since just checking my emails
I have said I want to take the roller doors down to 2.7m an only want a height of 4m at the apex
The pitch they have quoted on is 22deg with the apex 4.95m ...they sent new layout via email with no height change and the whole barn arse about..nothing like wht I was wanting
Argh this is so frustrating!!
Attached are the drawings I emailed on Monday of what I want
jenz58 ·
Ok this is the new barn and because it is smaller it will be a bit cheaper yipee
I hope the council lets this ine through
I set it this way so the leanto has it's end to the back fence and the highest point of the roof is far enough away from the neighbours at the back and not casting the shadow the council fears would be caste over the neighbours yard

Well I've just gone back to Aussie Garages and Sheds in Lilydale, they can do the same shed AND apply for the now needed Building Permit without me having to get consent from the Building Commision to be an owner builder...another 5 weeks wait and a fee..then the $$$$ to apply myself through the coucil or to get a private Building Surveyer to apply for me...it was goin g to cost upto over $1k to go this way and heaps more stress
I spent all of yesterday going to Coucil and ringing around to get the run around...it is amazing the contradictory information you are given
Bottom line is I'm getting the same shed cheaper in the end including the building permit...they arrange for the concreter and the erection and it all can be up in 6 weeks
What I've now leant is that I was classed as an owner builder because I was having to arrange the concreter and the shed erector myself, as the previous company only supplied the shed....even thoughI was not physically working on the shed myself....the fees and charges associated with doing it yourself are UNBELIEVEABLE...never go through the council for a building permit yourself, they charg the most...and they do not tell you other catches
I'd given up on the dispensation and am placing the shed 5 meters from the rear fence...silly me thinking my council would let me put it closer to he rear fence even thought my neighbours have said they are happy for it!!
Well hopefully I will have Bel and the Dr home within 2 months now...it could have been so much earlier if I had have realised applying for a dispensation was such a joke .... $3k has gone down the drain on nothing ...just wasted !#@! time
