But this is the problem
I AM NOT JUSTIFYING THE BUILDER
They get everything they deserve
$300k is a LOT of money - but i dont believe it is enough to
*buy quality materials
* pay a fair wage to sub contractors
* make a mark up and run overheads of a company
* have a reserve for warranty
They are selling a myth and it should be stopped
I suffer this every day - people tell me i am too dear.
BUT i do win work and i dont make extraordinary amounts of profit (and no i am not stupid)
These builders cut corners, prey on the lack of knowledge and experience of clients, prey on the needy and unemployed for work
Yes - it is easy for me to say to pay more - that is not what i am saying
What i am saying is these builders are driving the price down, and trying to pocket an unreasonable amout of profit for the input they do
I will stop posting now before my comments are taken the wrong way

Woe there Rose, I've only met you once and you seem like a real nice person, but I was'nt having a go at what you expect for your money, sorry if I
came over the wrong way. I reckon that if you paid for a Toyota you wouldn't expect a Lexus, regardless of the phisyical size of the car, but you
also wouldn't expect the wheels to fall off and the paint to peel before you took delivery or for any reasonable time thereafter. I have been in the
building business for all of my working life and as I posted previously I have always strived to give the best job I knew how, but these blokes run on
such a tight margin that it is imposible for them to do the job to the correct standard, when you and yours are making mechanical repairs to someones
car you could do the job cheeper if you used cheeper parts, bearings made in China and such, it would still do the job but not for as long, but you
wouldn't expect to get away with leaving out half the bolts or not torquing them up correctly (did that make sense?) just as Bizarre said, there has
to be enough in the job to do it right. Now thats not the fault of the client, they go to a builder for a price on a project, they don't get told
"hey, we can beat the other blokes quote but we will do the job in such a way as to make you wish you had never come through our door". The price
has to be enough for them to do the job correctly, and the supervisor has to do the job he's paid to do, SUPERVISE, to let that sort of work go
through means he should have his arse kicked so hard ge would end up with a steel cap sticking out his nostril, bloody disgracefull.
So give me a kiss and make up, I wasn't throwing sheet at you but I was certailnly throwing it at the supervisor and even some at the builder.
I dream of a day when a chicken can cross a road without being asked for it's motive!

That's all ok I don't mind no worries here this is all in the past and has all been sorted we are happy with our lovely big home it's like where on
holidays every day it has everthing. I'm about to go have a spa bath now and watch tele.

Can't we all live in 90 sq metre homes with no air conditioning, no home theatre room, no rumpus room. Just two bedrooms a bathroom, a kitchen, a
lounge and a laundry. The kids can all share the one 4 x 4 metre bedroom with only two sets of clothes each with no brand names. Hand them down,
socks, shoes the whole lot. In fact lets make the kitchen actually able to make meals. A pantry for the 20kg bag of flour, sugar, rice etc.
I am sure a 90 sq metre home could be built with very good materials, very good quality. very good tradespeople for a lot less than a 300 sq m home. I
could give you the contacts of every single tradesperson required. Quirky personality and slow working, but they are all beautiful to watch. They
don't advertise, and some of them don't have mobile phones. They never seem to have any warranty work either, and if for some unforseen reason it
did happen, they treat it as first priority, as you are a paid customer.
It all reminds me of a movie.
