I cant believe these people!
Stupid person at Clarendon thought she'd get a few BASIX credits by putting a $320 timer on my water heater. Only the heater is solar. Now I confess I dont really know what this timer is supposed to do. But when the sparky came to connect, he refused to put it on. You dont put them on solar. It defeats the purpose of solar or something. So the site manager was rang, he rang Rheem and they said no, dont put it on. So it didnt go on. Fair enough. Now since April 2008 I have been trying to get my $320 back. When I had another problem with the house last week, I snapped. Went to the top. Got sick of not having phone calls returned or emails replied to.
Within 24 hours I get an email today saying the timer MUST go on, as it is on my BASIX certificate. The electricians rang, they still say it shouldnt be put on. But they have to put it on. Cant guarantee me that it wont actually use MORE power than without it. Is it a reverse BASIX????
WTF! Why is this world so insane???
For compliance you may need to have it on for the house to be signed off, then remove it later... haha, funny as, will use more power to prove the house uses less power, haha
Get them to ammend your Basix certificate so there is no timer on there but you will probably have to make it up elsewhere.
I'm not going to let them put it on. They can get stuffed.
The reason I got shitty was up until now, I thought the electricians were the only tradesman that didnt have to come back to do rework. But something has happened 😢 A circuit breaker tripped. I reset and it tripped again. I started pulling one appliance out of the wall after another, resetting the switch to find out what is causing it. Got to the last power point and it still tripped. Removed every cord from every socket on #5 circuit and it still trips. So its a wiring fault. Worst thing is, its the most important circuit. Kitchen, garage, lounge room + study. Getting by with extension leads running everywhere.
So, every single tradesman who ever walked on this block, has had to come back. And people tell me off for doing things unlicenced. ffft.
I have the interim occupancy certificate. All it says that needs to be done to get the final certificate is driveway and retaining wall. Driveway done, retaining wall built and back filled, just needs topsoil/turf to finish off. I dont think the lack of a timer will worry them, going off te interim report. ???
A bloke who got a new home built was having trouble with A circuit breaker tripping and he told me the leco didnt earth the house correctly or something like that.🙅🤪🙅

I suppose this is the problem with dealing with a big organisation like that where you only talk to salesmen and supervisors. I am a builder, and have a franchise with HOTONDO HOMES, and we are basically a group of over 100 small builders. Because of this, we are directly responsible for each building our individual businesses do, so people having a house built talk directly to the builder, so you aren't getting the bums' rush.
I must say, that because any problem that any builder has reflects on the entire franchise, HOTONDO are constantly surveying their customers thoughts of their building experience, so any problems with a franchisee are addressed very quickly.
I hope you can your building experiences sorted out very soon and start enjoying your new homes. I very much dislike builders who give their customers so much uneccessary grief - it tends to give all builders a bad name.

Had a visit from plumber this morning. The pipe sticking up from the ground (which I thought was a blocked drain) is for a downpipe that they forgot to put in. Half of the rain that falls on my roof hasnt been going to the water tank, but coming up through this "drain" hence the flooding. I told him that in heavy rain, there is too much water flowing into the tank already. The single overflow pipe cant cope with the amount of water. When we went around the other side to see the tank, he wanted to know where the other one was. The roof area is too big for just one tank. Now that the other side of the house is going to be connnected, the problem willl get worse. :thumb
our new house has 3 bathrooms and we didn't use all the baths, shower etc but when we had friends stay over the other two bath rooms had blocked drains and water came up the drain hole in the floor and headed out the door to the lounge room, bloody tiler had put broken tiles and grout down the pipes.🙅😠🙅
our home was all good about 18 month after we moved in. so you are getting close.

The A/C that was installed by Huxley Homes wasn't installed correctly and its just sitting there precariously, your imagination just keeping it in place. We only found this out as one night we heard a sound like water running and when we had a look it was running out of our downlight onto our carpeted stairs like a waterfall from our A/C as it had moved and became unlevel.
Pic attached as you can see it's just ballancing there on a waist off cut bit of timber.
And this part of the A/C that is in the roof is nearly as big as my beetle 😂

mine is similar, but sitting on a dozen free floating timbers.
so it looks better than ours we only have 3 bits. And the only think that's holding it there is the copper pipes. A A/C guy said that they make a box up for it to sit on and also bracing from your rafters as well.
We also have off cuts of something like masonite broken up into bits as big as your hand packed in under one corner to level it wtf no wonder it moved and caused our water feature in our entry lucky we didn't have the light on at the time.
The Huxley woman today on the phone told me that she finds that hard to beleive, and to send he pics. I told her that I don't with all the faulty workmanship that went into building our house.
The sarger go on still 6 years later.
On the plus side - Actron is a good Aussie unit
On the down side - looks like they got bored when it came time to put the roof insulation in and decided to call it quits

we must have been lucky,
we have a brivs air con system in our roof and one day a rat died underneath it. roof started to rot and sag till we worked out why.
Got up in the roof and saw how it was sitting so we got some hooping iron and put it under and tied it off to rafters.
But we noticed that they had the unit sitting on one bearer. and just a loose bit of timber to another,
fixed it up though now its all good.

Bloody hell!
Not like that. Ive got a dozen of those 19mm pine peices across the rafters
Another problem I see is .................have the trusses that the unit is siting on or hanging from been designed to take the additional load of the AC unit, long time ago when I was involved with the upper end of the housing industry and fully ducted AC was part of the initial structure / construction we designed the spot the unit was to be installed and then the trusses in that area were designed with that additional load in mind, bet these weren't

I will make it perfectly clear that it is NOT Clarendon - but I believe it is Symptomatic of the quality of kit homes
Anyway - there is a bedroom at the front that has a big bay window in it with a curved roof???
There is a HUGE steel beam there that is to support the brickwork above.
Granted - it is not a structural wall, but it is supporting the 2nd storey brick veneer above a 93 year old lady's bed.
When they first put it in the beam was a foot short.
Did they pull it out - nope, lets but weld (in situ) a piece to it.
No cross brace weld and it certainly wasnt done by a boilermaker

I am so glad I do all work to our 60 y/o house myself. Oh apart from the restumping and electrical work, which is done by a great older, fussy, electrician who lets me help to reduce costs. In 6 years we have not had a single rework at all, not even my own work.
whats the problem? Its only a tonne of bricks!
be more than a tonne
and would it comply with earthquake regulations??
I had endless problems with the builder when i built my last house, paid for extra's i did not get, crap work, spar put in three time so it would finnally fit in the bathroom eventhough it was drawn on the plans correctly. when the house was finnished and the final payment was due i changed the lock's on the house and the lock on the gate, when he arrived i had a solicitors letter for saying that i would pursue him dirrectly through the civil courts for the job he had done and the final payment would not be handed over, i then evicted him from the dewelling and i have never seen him again. he missed out on the $18.000 dollars that was the final payment. that went towards the repair of the crap job they did.
The Earthquake regs only apply in the Newcastle Area or other areas deemed to be prone which Sydney isn't.
In regards to the BASIX certificate; you needed have the building desinger to amend the BASIX to delete it off; if this means you don't pass the requirements then your in trouble.
Your interim certificate is enough to go on for now but your BASIX certificate needs to be signed off before a FINAL occupation certificate can be issued; so it comes down to your PCA to decide what they will let go, in this instance I don't think you've got to much to worry about as it's clear it shouldn't be on the BASIX to start with.
If you've got any questions on the matter Chris shoot me a PM as I am a trainee building surveyor and planning consultant and my boss has about 50 years experience in local government and certification. Theres no problem that can't be overcome its jsut sometimes a matter of how hard you fight.

I'd rather wear a Beetle out by racing it than by polishing it!

This is a 2 year old thread. The electrician came out to install the timer, got paid to install the timer (by clarendon), and I got my final occupancy certificate. The timer is STILL in the bottom drawer in the kitchen. Want to buy it? New in box!
